Fees

Our fees depend on the service provided. Full details are available in our Fee Schedule or can be obtained directly from our team.

  • Sales commission: Typically 1.2% of the final sale price, payable on completion
  • Lettings (tenant-find only): £495
  • Management fees: Charged monthly based on rent collected. Additional renewal fees may apply.

Client Responsibilities

As a client, you agree to:

  • Confirm legal ownership or authority over the property
  • Ensure the property complies with legal requirements (e.g. EPC, gas safety, electrical safety)
  • Inform us of any material facts or issues that may affect marketing or occupancy

Tenancy Deposits

Where applicable, we will register tenant deposits in a government-approved scheme in line with legal obligations. Landlords are responsible for any deductions and return of deposits unless using our fully managed service.

Marketing and Viewings

By instructing us, you consent to:

  • Property photographs and descriptions being used for marketing
  • ‘For Sale’ or ‘To Let’ boards being placed at the property (unless requested otherwise)

Liability

  • We aim to provide our services with reasonable care and skill. We are not liable for:
  • Losses arising from inaccurate information provided by the client
  • Acts or omissions of third parties (e.g., tenants, contractors,solicitors)
  • Any indirect or consequential loss

Termination

Either party may terminate our agreement with notice in writing. Fees may still be payable if a tenant or buyer introduced by us proceeds with a transaction after termination.

Complaints

We take complaints seriously. Please submit any concerns in writing to complaints@kakestateagents.co.uk.

We are members of The Property Redress Scheme, and you have the right to escalate unresolved complaints through their redress scheme.

Governing Law

These Terms are governed by the laws of England and Wales and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
